Communicate Your Financing Option and Gain Financing Approval
Before you begin looking at properties, it's a good idea to get pre-approved for a mortgage. This will give you an idea of how much you can afford and make it easier to move forward with the buying process. Go on the House Hunt
With the help of your Realtor, you can begin looking at properties that meet your needs and budget. Our agents will guide you through your wants and needs in this process.
Make an Offer and Negotiate
Once you find a property you're interested in, you can make an offer to the seller. Your Realtor can help you negotiate the terms of the sale, including the purchase price, closing costs, and other contingencies.
Inspections & Repairs
After your offer is accepted, you'll need to have the property inspected to make sure there are no major issues. Depending on the results of the inspection, you may need to negotiate with the seller to have repairs made before the sale is final.
The Mortgage Process
Once the inspection process is over, you will need to finalize your mortgage. You will need to provide the lender with a variety of required documentation (proof of income and employment, e.g.), as well as proof of homeowners insurance.
Closing, Recording, and Moving
Once the mortgage process is complete, the sale can be closed. This is when the title to the property is transferred to you and the sale is recorded with the local government. Once the sale is recorded, you can move into your new home.
What is the due diligence period?
The due diligence period is a set amount of time after you've made an offer on a home when you are able to do your homework and make sure everything is in order before committing to the purchase.
During due diligence, you will have a home inspection to check for any major issues with the property, as well as review the seller's disclosure statement, title report and HOA documents. Doing so should provide some insight into any known problems with the home, lien issues that could affect ownership, or HOA restrictions that might not appeal to you.
